1. Mortgage Rates Are Still Near 6.75%

As of July 17 2025, the average 30-year fixed mortgage rate sits at 6.75%, up slightly from 6.72% a week earlier RealtorFreddie Mac. While rates have stabilized below 7% for months, they remain a major factor in affordability.


2. Prices Hover Around $970,000

In June 2025, the median sale price in San Diego County was $970,000, down 4.2% from a year ago but still high compared to longer-term norms Redfin. Buyers need to budget carefully and watch for small price dips.


3. Homes Sell in Under a Month

Properties move quickly—even in summer. The average days on market is just 28 days, up from 16 days last July but still a brisk pace Redfin. That means you may have only a few weeks to decide and craft a competitive offer.

  4. Craft Strong, Clean Offers–Offer earnest money and a reasonable inspection period– Avoid excessive contingencies–Write a brief, personalized cover letter—sellers still appreciate human touch
