Buying Process
FAQs
1 / Do You Have Access to Off-Market Properties?
Yes! Through my network and resources, you’ll gain access to properties not yet available to the public. This includes "Coming Soon" listings on or off the MLS, properties shared through word of mouth, and exclusive off-market opportunities accessible only to select agents and their clients.
2 / What Is Escrow?
Escrow is a neutral third party that facilitates a real estate transaction by holding funds and documents until all conditions of the sale are met. Your escrow officer will manage the contract deposit, handle pro-rations such as property taxes and HOA fees, and oversee the signing of closing documents. In North County San Diego, escrow fees are typically split between the buyer and seller unless otherwise negotiated.
3 / What Is a Contingency?
A contingency is a clause in a purchase contract that allows buyers to cancel the transaction if certain conditions aren’t met. The three main contingencies are Loan, Appraisal, and Investigation. Without contingencies, buyers risk losing their earnest money deposit if they back out after making an offer. Removing contingencies shifts the risk to the buyer and is often done in competitive markets to strengthen offers.
4 / What Is a Disclosure Package?
The Disclosure Package is a crucial document to review during your buyer investigation period and before removing contingencies. I provide all my clients with a personalized guide to help navigate disclosures and personally review each package, offering detailed notes to ensure you’re fully informed before moving forward.
5 / Do I Need a Pre-Approval Letter?
Yes, getting pre-approved is typically the first step before viewing homes. In a competitive market like North County San Diego, working with a reputable local lender can make your offer stand out. Listing agents often evaluate the lender’s reputation alongside the offer price, prioritizing those known for closing deals smoothly and on time. I can connect you with trusted lenders to ensure your offer is as strong as possible.
6 / How Do I Make an Offer?
To submit an offer, a purchase agreement (contract) is prepared and sent to the listing agent. Before submitting, I’ll guide you through the contract step-by-step, ensuring you fully understand all clauses, sections, and contingencies involved in the process.
7 / Do You Work with First-Time Buyers?
Absolutely! I have a special place in my heart for first-time home buyers and take my role as your advisor very seriously. I understand there’s a lot to learn, and I’ll always have your back, ensuring you feel supported every step of the way. I’m patient, attentive, and work on your timeline to make the experience as smooth and stress-free as possible.
8 / How Long Have You Been an Agent?
I’ve been a licensed agent since 2011, with experience spanning San Francisco Bay Area, Los Angeles, and San Diego Counties. Starting my career during challenging market conditions taught me to navigate complex transactions and develop creative solutions. My diverse experience in these competitive markets has honed my skills, enabling me to provide exceptional service to buyers and sellers in North County San Diego.
9 / How Much Are Closing Costs?
A good rule of thumb is to budget around 1% or less of the purchase price for closing costs. For example, if you buy a home for $1M, plan to set aside approximately $10,000. Closing costs typically include bank fees, title and escrow fees, prorated property taxes, and homeowner’s insurance. These are essential to finalize your home purchase.
10 / How Much Are Property Taxes?
In North County San Diego, property taxes are typically recalculated with every resale or major remodel and generally average about 1.1% of the purchase price. Taxes are paid in two installments each year, usually in November and April. Property taxes may increase slightly each year based on inflation and local assessments.
